NOVEL Student Riverside Development, Canterbury- Fire Door Installation
UKFSL was engaged to carry out works to ensure the highest levels of fire safety at NOVEL Student’s Riverside development in Canterbury. This project encompassed a variety of tasks aimed at enhancing fire safety, aesthetic quality, and overall functionality across multiple units and shared spaces. The works were meticulously planned and executed to minimise disruption to residents and the ongoing operation of the facility.
Scope of Work
Fire Door Replacement:
UKFSL undertook the removal and replacement of 23 riser fire door sets with new FD30-rated doors. These doors were carefully selected to match the existing aesthetic while providing enhanced fire safety features. Each door was pre-hung in the frame and included factory-installed locks, suited cylinders, and escutcheons to integrate seamlessly with the current locking system. Additionally, seven door sets required only architrave replacement, preserving the existing doors where possible.
A phased delivery approach was implemented to accommodate on-site storage limitations, and fire stopping was applied between the frame and wall to ensure continued compliance with fire safety regulations.
Carpet Tile Replacement:
Approximately 100 square metres of carpet tiles were replaced across various locations within the development. The chosen tiles closely matched the existing style and colour, ensuring continuity in design. Protective measures were taken to safeguard surrounding areas during the work, and all waste materials were responsibly disposed of by our specialist partner.
Skirting Board Replacement:
UKFSL removed and replaced 73 metres of damaged skirting boards, ensuring they matched the profile and dimensions of the architraves used for the door sets. The new skirting was installed seamlessly across affected areas, maintaining a cohesive appearance throughout the property.
Fire Batt Installation:
To further enhance fire safety, fire batt installations were carried out on 10 risers. These measures ensured that fire resistance remained at the highest standard in critical areas, providing additional protection for residents and property.
Blown Stud Wall Repairs:
Repairs were conducted on blown stud walls in eight rooms. Each repair involved the removal of the damaged sections, installation of new plasterboard, taping, skimming, and decoration. The works were completed to a high standard, ensuring durability and a professional finish.
Redecoration of New Woodwork:
All new woodwork installed during the project was decorated to match the existing colour scheme. Factory finishes were used wherever possible, with minor touch-ups applied during fitting to ensure a flawless appearance.
Wall Redecoration and Repairs:
External walls in entranceways were redecorated and repaired where works had taken place, restoring these areas to their original condition.
Waste Removal and Site Cleanliness:
Two skips were utilised for waste removal during the project. All areas were cleaned and restored to a tidy condition upon completion of the works, with a dedicated area allocated for skip placement to streamline the process.
Challenges and Solutions
The scale and variety of the works required careful planning and coordination. Key challenges included ensuring the safety and comfort of residents, maintaining compliance with health and safety regulations, and adhering to strict timelines.
UKFSL’s experienced team implemented strategic scheduling, effective communication with site management, and robust health and safety measures to overcome these challenges. All works were carried out during normal working hours, with areas cleaned and secured after each stage to minimise disruption.
Results
The completed works have further improved the fire safety, functionality, and aesthetic quality of the Riverside development. By delivering high-quality solutions across a diverse range of tasks, UKFSL has enhanced the overall living environment for NOVEL Student residents while ensuring ongoing compliance with all relevant safety standards.
