UK Facilities Solutions was approached by British Land to conduct essential remedial works on the roofs of two units located at Nugent Shopping Park in Orpington, Kent. These works were part of British Land’s commitment to maintaining the structural integrity and longevity of its properties. Scope of Work

The project involved a multi-step process aimed at addressing rust-related issues and enhancing the roofs’ resilience. The scope of work included:

  1. Mechanical Rust Removal:

    • The first step was the mechanical removal of all rust from the roof surfaces. This meticulous process ensured that no compromised material remained, setting a solid foundation for subsequent protective measures.

  2. Replacement of Carbon Steel Fixings:

    • All carbon steel fixings, which are prone to rust and degradation, were replaced with stainless steel ones. This upgrade significantly enhances the roof’s resistance to corrosion and ensures water tightness.

  3. Thorough Wash Down:

    • Once the rust was removed, the entire roof underwent a comprehensive wash down. This step was critical to eliminate any debris, dust, or contaminants that could interfere with the adhesion of protective coatings.

  4. Application of Sharmans Roof Coating Products:

    • To safeguard the roof against future corrosion and water ingress, UKFSL applied Sharmans Seamsil protection. This specialised coating system is renowned for its effectiveness in sealing and protecting roof surfaces.

    • A durable topcoat was then applied to provide an additional layer of protection, ensuring the roof’s longevity and aesthetic appeal.

Challenges and Solutions

One of the primary challenges was the need to carry out the work with minimal disruption to the operations of the shopping park. UKFSL implemented a strategic plan to minimise disruption and maintained clear communication with on-site management. This approach ensured that the project was completed efficiently and with minimal impact on tenants and shoppers.

Additionally, all Risk Assessment Method Statements (RAMS) and health and safety planning were fully compliant. This ensured the wellbeing of both the engineers working on-site and members of the public, highlighting UKFSL’s commitment to safety throughout the project.

Results

Upon successful completion of the remedial works, the completed roof has been restored to optimal condition- with the second scheduled for later in the first quarter of 2025. The combination of rust removal, protective coatings, and upgraded fixings guarantees the water tightness and structural integrity of the roofs for many years.
